Leasing & Application

Berkshire Spring Creek offers one, two, three, and four-bedroom apartment floor plans. Studio apartments are not available.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Berkshire Spring Creek offers flexible lease terms ranging from 1 to 16 months, including short-term and long-term options based on availability. 

Lease terms are subject to change without notice.

Applications are typically reviewed and approved within 3–5 business days.
No, Berkshire Spring Creek does not require a minimum credit score. Approval is based on income, credit history, rental history, identity verification, and background screening.
Gross income of at least 2.5 times the monthly rent is typically required.

Rent, Payments & Fees

Rent is paid online via BILT or WIPS, which also handles additional charges and offers auto-pay options.
Yes, both BILT and WIPS are accepted for rent payments.
Yes. A 7% late fee applies on the 7th, with an additional 3% on the 10th if rent remains unpaid.
A $25 returned payment fee applies to any failed electronic payment.
Yes, all residents must maintain renters insurance throughout the lease term.
Yes, insurance binders are accepted if they meet the minimum coverage requirements.
Residents who do not upload proof of renters insurance may incur non-compliance charges.

Utilities & Monthly Charges

Residents pay water, sewer, and electricity. Trash and pest control fees may also apply.

There is no community package fee, but all deliveries must be picked up from Parcel Pending lockers.

Pet Policy

Yes, Berkshire Spring Creek is pet-friendly. Both cats and dogs are welcome, subject to breed restrictions.

Two pets maximum per apartment.

A one-time $500 pet fee and $20/month pet rent per pet are required. See our pet friendly page for more details.

There is no weight limit. The following breeds are generally prohibited:

  • Akita
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Amenities & Community Features

Amenities include a 24-hour fitness center, infinity pool, clubhouse/Wi-Fi lounge, on-site elevators, and a pet park.

Yes, all units include full-size washers and dryers.
Yes, free Wi-Fi is available in the clubhouse and lounge areas.
Yes, the fitness center is open 24 hours with key fob access.
AT&T is the internet provider. No other providers are available.

Parking

Yes, assigned parking is available for residents.
Additional parking spaces and detached garages are available for rent.

Move-Out & Lease Renewal

Residents must provide a written 60-day notice prior to lease expiration at Berkshire Spring Creek.
Yes. Early termination requires 30 days’ written notice and a fee equal to two months’ rent, plus repayment of concessions.
Renewal offers are typically sent 90 days before lease expiration.
